Note: Information for landlords about residential lettings
Objective
Your objective as a landlord will be to rent your property to suitable tenants without incurring costly vacancy periods at the highest achievable rent.
Solution
Lansdowne Property makes this possible by meeting you and assessing your property. Under your instruction we will commence advertising and include the property in our listings to our existing client base. An experienced member of staff will show the property (all staff work flexible schedules) and contact you with interested tenant information or an update on market activity. We realise that a vacant property is lost revenue so if suitable tenants are not forthcoming we will review viewer feedback with you and amend conditions as necessary to progress without delay. We suggest that references are verified before holding deposits are taken. Favourable previous landlord reference/s or credit check and a letter from employer or equivalent are mandatory. Prospective tenant details may be discussed with you as per your preference.
BER Certificate
Properties rented from 1st January 2009 are required to have a BER Certificate.

Paperwork
Landlords are advised to read the Residential Tenancies Act 2004 as all recent residential leases should reflect this legislation. We always meet new tenants at the property on their move in date to sign the leases and hand over keys. This affords us the opportunity to show new tenants around, check inventory, deal with any move in issues and get up to date meter readings etc. It is standard practice for tenants to pay one months rent as a deposit and one months rent in advance. The letting fee will be deducted from the monies paid by the tenant and the balance may be paid direct to your bank or by cheque / bank draft as directed by you. We will meet or send you your leases including completed PRTB form* and paperwork by post as instructed. We will assist tenants in setting up a standing order for rent payments direct to your account but we advise that you check rental payment each month.
Management
Maintaining your property requires good management. In circumstances where Landlords do not wish to manage their property themselves, we provide a very professional service to include all queries from tenants, inspections, appliance break down, leaks, refurbishment, etc. Management fee is negotiable.
* All tenancies must be registered with the Private Residential Tenancies Board (PRTB)
